Tenant Obligations

  • Payment for utilities - gas, electricity, telephones, water and sewerage
  • Council tax
  • Maintenance of the interior of the property
  • Insurance or personal effects and tenants contents
  • Not to do anything that invalidates any insurance
  • Garden and or swimming pool
  • Drains, gutters, waste pipes to be kept functional and hygienic
  • Take precautions to prevent infestation of the property
  • Take reasonable precautions to prevent pipes form freezing
  • Cleaning of flues and chimneys
  • Cleaning at the end of the tenancy
  • Access for visits by the landlord and agent
  • Access for visits by landlord/agent/builder for repairs
  • Access for viewing towards the end of the tenancy for re-letting or sale
  • Removal or re-instatement of furniture
  • Assignment or under letting
  • Number of occupants
  • Leaving the property vacant
  • Locks, keys and burglar alarms
  • Not to cause a nuisance
  • Not to use the property for immoral or illegal purposes
  • Playing stereos or musical instruments after a specified time
  • TV Licence
  • Pictures on the walls
  • Not to damage the wall coverings
  • Not to decorate internally or externally without the landlord’s consent
  • Not to keep animals, birds or rodents without landlord consent
  • Observing the Terms and Conditions of the head lease
  • Not to install a satellite dish or cable TV without landlord consent
  • Notification of the landlord or agent of any maintenance problem arising
  • To use the property as a private residence
  • To forward post within a reasonable period
  • To comply with Gas Safety Regulations 1994 where they relate to the occupier
